What a real estate lead should cost in Dubai

A name is cheap. A viewing is not. How we brief cost-per-lead so sales will still pick up.

Brokers ask for ‘cheap leads’. What they mean is a viewing with a person who can buy. Those are not the same number.

A form fill from a tourist on a generic ‘luxury Dubai’ campaign can cost very little and close never. A WhatsApp that names the unit and the community costs more and shows up on Saturday.

We brief cost per qualified conversation — someone who answered, stated a budget band or a move-in window, and booked or refused a slot. That is the KPI Islam Farouk cared about at IFG. He wrote on Google that he closed deals from those leads.

Google harvests people already typing the community. Meta finds people who look like your last ten closers. Both die if the landing page is a portal clone with ten fields.

Portals still matter for stock. They should not be your only front door. Area pages on your own site, Maps, and ads that say the building — that is how Luxury Homes, Deja Vu, MH, and Homex get found without renting every click forever.

If your cost per lead looks great and your viewings are empty, you are buying names. Send the account. We will say so in the first note. +971 50 585 2218.
